Statistical House Price Calculator 

Our statistical House Price Calculator (HPC) is a tool for professionals investigating the possible current value of an individual property within a portfolio. It combines use of our Acadametrics Prices and Transactions, providing granular data unavailable from traditional indices, with unique statistical confidence limits for the estimated results, based upon ground-breaking calibration against the factual price changes for properties sold twice or more.

HPC prices incorporate: the true Land Registry (LR) prices, after smoothing (as opposed to mortgage offer prices); monthly county/London borough (as opposed to say quarterly, regional, data) unless data volumes require estimation at e.g. regional level; every transaction in England and Wales (as opposed to a sample).

Accuracy of house price calculators is limited by the granularity level at which the values are estimated. An accurate value for an individual property requires the engagement of a professional surveyor. An HPC estimated value assumes that house prices for the type and postcode shown have changed at the same rate as have the equivalent prices for the county/London borough within which the postcode lies. HPC deviations shows the range of prices, which our calibration finds for the particular property type, within the applicable county/London borough. A property in a fashionable locality, within the catchment area for a good school, might be worth as much as the “estimated value plus 2 standard deviations”, rather than the “current estimated value”, both of which we show.
